Why a collective
Good opportunities in Goa rarely reach the open market.
Land parcels, income-generating homes and emerging locations are often decided in conversation, long before a listing appears. Investors who are known, briefed and ready tend to see them first.
The collective is a way for us to share those opportunities, with our research, with a small group of investors whose criteria we already understand. Every opportunity is screened by our legal, technical and survey teams before it is offered. Investors join each one directly: you are made a party to the sale deed or joint development agreement in your own name, so your ownership is secure and transparent. GPC never holds investor money in its own accounts, and profits are shared according to the terms agreed for each project, documented clearly from the start.

Is this a fund or a pooled investment scheme?
No. The collective is a private network for sharing researched property opportunities. Each investor decides and transacts independently, with their own legal and financial advice.
Do you promise returns?
No. Property values and rental income can rise or fall. We share research and context to support your decision, but we do not guarantee or assure any return.
Can investors outside India take part?
Rules for buying property in India differ for NRIs, OCI cardholders and foreign nationals. We will discuss your situation, and you should confirm eligibility with a qualified lawyer before any purchase.
